What we do

Six services, one estimating desk

Quantity takeoff

Measured quantities pulled from your drawings: areas, lengths and counts, organised by CSI division and by area or phase.

  • Colour-coded Bluebeam or PlanSwift markups
  • Waste factors applied per trade
  • Excel output you can price yourself
Best for: contractors with their own rates

Full cost estimate

Takeoff plus pricing: labour, material, equipment, subcontractor allowances, overhead and profit, in your currency.

  • Local labour and material rates
  • Line-item and summary formats
  • Assumptions and exclusions listed
Best for: bidding a complete package

Bid preparation

We assemble the whole submission: priced schedule, scope letter, exclusions, alternates and a clean cover sheet ready to send.

  • Client-ready bid documents
  • Alternates and unit-price schedules
  • Addenda incorporated before submission
Best for: tight tender deadlines

Conceptual & budget estimates

Early-stage numbers from schematic drawings or a written scope, so owners and developers can test feasibility before design is finished.

  • Square-foot and assembly-based pricing
  • Cost ranges with confidence notes
  • Value-engineering options
Best for: developers and owners

Change orders & claims

Independent quantification of variations and disputed work, backed by the drawings and the contract documents.

  • Variation pricing with backup
  • As-built versus as-bid comparison
  • Documentation for negotiation
Best for: live jobs in dispute

Scope review & bid levelling

We read the sub quotes you have received and line them up against each other and the drawings, so you see what is actually missing.

  • Side-by-side comparison sheet
  • Gaps, overlaps and exclusions flagged
  • Recommendation summary
Best for: awarding subcontracts

Trade coverage

Every trade, measured in the units you buy in

Order a single trade package or the full building. Quantities are reported in the units your suppliers and subs quote against.

How it works

Four steps from drawings to a number

Step 01

Send the drawings

PDF, DWG or a share link, with plans, specs and any addenda. Tell us the trades you need and your bid date.

Step 02

Get scope & price

Within a few hours you will have a fixed fee, a confirmed scope of divisions and a delivery date. Nothing starts until you approve it.

Step 03

We measure and price

Your estimator marks up every sheet in Bluebeam or PlanSwift, builds the quantities and applies rates for your market.

Step 04

Delivery & revisions

You receive the estimate, the marked-up PDFs and an RFI list. We walk through it with you and adjust as addenda arrive.

Questions

Before you send the first set

How fast can you turn around a takeoff?
Most residential and light-commercial sets come back in 24 to 48 hours. Large multi-trade packages, industrial work and full bid assemblies get a firm date when we quote, typically three to five working days. If your bid date is tight, say so up front and we will tell you honestly whether we can make it.
What do you need from me to start?
Drawings in PDF or DWG, the specification if there is one, any addenda issued so far, the trades or CSI divisions you want covered, and your bid date. If you have a preferred estimate template, send that too and we will deliver in it.
Which software do you use?
Bluebeam Revu and PlanSwift for measurement, Excel for the estimate build, and RSMeans and local supplier data for pricing. You receive the marked-up PDFs alongside the spreadsheet, so the measurement is fully visible and checkable.
How is pricing structured?
Per project, quoted before we begin, based on sheet count, trade scope and complexity rather than an hourly meter. You approve the fee and the scope in writing first, so there are no surprises on the invoice.
Do you price in my currency and local rates?
Yes. We estimate in USD, GBP, CAD, AUD and NZD using labour and material rates for your region rather than a national average, and we follow the measurement conventions your market expects.
What if the drawings change after you have started?
Addenda and revisions within the agreed scope are included. If a change materially expands the scope, such as new buildings, added trades or a redesign, we tell you before doing the work and agree any adjustment with you first.
Is my project information kept confidential?
Yes. Drawings and pricing are treated as confidential and are never shared or reused. We are happy to sign your NDA before you send anything.

Tell us the trades. We quote in hours.

Send your drawings and bid date. You will have a fixed fee and a delivery commitment the same day.
